- Thinking of selling your property?
First things first, you will need to get an idea of what your property is worth on the current property market. That is where we would come in. - Preparation

All viewings are 100% accompanied. We would have interviewed all prospective tenants in order to establish their suitability including; moving timescales, budgets and property criteria.
- Communication
We pride ourselves on our thorough and conscientious management. We pledge to keep you closely updated at all times, from booking in viewings and relaying feedback to managing the tenancy once we have secured you a tenant.
- Offer Negotiation
All offers are reported to you immediately and confirmed in writing. Our experienced sales team will then negotiate on your behalf and on your instruction to achieve the best possible outcome. We will provide you with a clear picture oof any prospective purchasers financial situation, chain status and their ability and readiness to more to a timely completion.
- Sale Agreed
Once an offer has been accepted, you will need to instruct a solicitor, although we strongly recommend that you do this earlier, when you first instruct us and place the property on the market. We will be pleased to recommend a solicitor and offer a conveyancing quote should you need it.
The solicitors will then write to all parties and the buyers may instruct a surveyor to conduct a survey of your property (the ‘agreed sale’ is subject to the contract and any survey). If your buyer is requiring a mortgage, the lender will also instruct a Mortgage Valuation Survey to be carried out. The mortgage offer will be subject to this survey.
The seller’s solicitor will request the title deeds from your lender (if appropriate) or yourselves as the seller. The Fixtures & Fittings Form will need to be completed at this stage.
The seller’s solicitors will then draw up the Draft Contract, which set out the Terms of the Sale and send to the buyer’s solicitors, together with all relevant documents. Any enquires will then be raised, the Title Deeds (and Lease, if applicable) will be checked and local searches will be carried out.
Once the Draft Contracts have been approved, they can be signed by both parties.
- Exchange of Contracts
As long as the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts. It is important to stress that exchange of contracts cannot take place until a completion date has been mutually agreed between both parties.
- Completion
The completion and your actual house move can take place between one day and several months after exchange of contracts, subject to agreement between the buyer, seller and their respective solicitors.
