    First things first, you will need to get an idea of what your property is worth on the current rental market. That is where we would come in. We offer a free, no obligation, accurate market appraisal of your home giving you an idea of what your property could achieve, whilst also getting to know you and understanding your requirements.

    It only takes 7 seconds to form a first impression; therefore, preparing your home for the rental market is crucial. Renting your home is different to selling your home, we give honest advice on how to prepare your home for let.

  3. Choosing the right agent can be stressful

    Here at Surrey Estates, we work around the clock to ensure the entire process is handled efficiently and as stress free as possible for you. Our hybrid approach blends both traditional values of a genuinely personal service together with being a niche, online service. From professional photography, to your own dedicated case handler – our support is consistent throughout. We offer three different services that we can tailor to suit your requirements; Introduction Only, Rent Collection, Full Management.

  2. Compliance

    We are an accredited member of the Association of Residential Letting Agents (ARLA) so we understand the importance of meeting compliance regulations and will ensure we gain relevant paperwork regarding your property to meet with these legislations.

  3. Viewings

    All viewings are 100% accompanied. We would have interviewed all prospective tenants in order to establish their suitability including; moving timescales, budgets and property criteria.

  4. Communication

    We pride ourselves on our thorough and conscientious management. We pledge to keep you closely updated at all times, from booking in viewings and relaying feedback to managing the tenancy once we have secured you a tenant.

  1. Offer Negotiation

    All offers are reported to you immediately. After reporting back to you and giving you a clear idea of the prospective tenant(s) financial situation and ability to move to your timescales, we will negotiate to achieve the best possible rental figure for you.

  2. Let Agreed

    Once an offer has been accepted, we will begin to undertake full referencing and Right to Rent checks, along with gaining identification documents. During this time, we will request a reservation fee from the tenant(s) as a holding deposit for the property. On completion and approval of the referencing, we will prepare and draw your assured shorthold tenancy agreement which will be sent to both yourself and the tenant(s) to sign and return. In addition, inventory make and check in’s will be booked and scheduled to prepare the property for the new tenant(s).

  3. Tenancy Completion

    On tenancy completion we would have received all required monies from the tenant(s) and returned paperwork. On the move in date, the tenant(s) would meet with our inventory clerk and receive the property keys. Dependent on the level of service you have chosen to instruct us on our role varies on post completion.
