Our step by step landlord’s guide:

  1. Getting a Valuation of your property

    First things first, you will need to get an idea of what your property is worth on the current rental market. Surrey Estates offer a free, no obligation, accurate market appraisal of your home giving you an idea of what your property could achieve whilst also getting to know you and understanding your requirements.

  2. Getting your home ready to Rent

    It only takes 7 seconds to form a first impression; therefore, preparing your home for the rental market is crucial. Renting your home is different to selling your home, we give honest advice on how to prepare your home for let.

  3. Options to get your property looking its best:
    • Reduce clutter – get rid of everything but the bare essentials.
    • Decorate neutrally – tenants should be able to see it as their home, not yours.
    • Keep it light – clean the windows and use light colours to decorate.
    • Interior and Exterior – fresh paintwork and looked after outside areas make a great first impression.
  4. Choosing the right agent can be stressful

    Here at Surrey Estates, we work around the clock to ensure the entire process is handled efficiently and as stress free as possible for you. Our hybrid approach blends both traditional values of a genuinely personal service together with being a niche, online service. From professional photography, to your own dedicated case handler – our support is consistent throughout. We offer four different services that we can tailor to suit your requirements; Tenant Find Only, Rent Collection, Rent Collection Plus, Full Management.

  1. Finding your Tenants

    If you decide you’d like Surrey Estates to let your property, please do give us a call 01483 478827 and we’ll put you in touch with our Lettings Team to accommodate you. We always accompany 100% of our viewings and we'll make sure it's convenient for you and for any current tenants by sending across email and text message confirmation. It's always best to show off a property in daylight, but evening viewings are no problem: we're open until 7pm. We can show people round at the weekend too.

    All offers are reported to you immediately. After reporting back to you and giving you a clear idea of the prospective tenant(s) financial situation and ability to move to your timescales, we will negotiate to achieve the best possible rental figure for you.

  2. Let Agreed

    Once an offer has been accepted, we will begin to undertake full referencing and Right to Rent checks, along with gaining identification documents. During this time, we will request a reservation fee from the tenant(s) as a holding deposit for the property. On completion and approval of the referencing, we will prepare and draw your assured shorthold tenancy agreement which will be sent to both yourself and the tenant(s) to sign and return. In addition, Inventory and check in’s will be booked and scheduled to prepare the property for the new tenant(s).

  3. Tenancy Completion

    On tenancy completion we would have received all required monies from the tenant(s) and returned paperwork. On the move in date, the tenant(s) would meet with our inventory clerk and receive the property keys.

    Dependent on the level of service you have chosen to instruct us on our role varies on post completion. Letting your property is now complete and you are now a landlord.
